This makes me think about simcity and how the issues with residential, commercial, and industrial squares would cause problems. Except here they can't just select the bulldozer. I don't know how to classify a bitcoin mining farm (agricultural 🤔 ) but it seems different than a school, which also is ambiguous (to me).

I feel like heavy industrial would be better because of the noise pollution.

Heavy industrial sounds right. I worked at a place as a mechanic that was zoned that way, but in an otherwise residential zone, and the owner was very cautious about being a butt after hours. Their opinion was that just because we could didn't mean we should. Unlike this bitcoin deal.
